Washington, DC : Market Update 11/10/08

Current Number of Homes Active and Under Contract in the Washington DC area:

Here is the breakdown as of November 10th, 2008

Even with worries on the Financial Markets; the number of homes for sale in the DC Real Estate Market; looks much like it did last year at this time. 

Montgomery County and Arlington County; continue to have inventory levels almost exactly the same as last year.  Although those Under Contract are down slightly; fewer homes are coming onto the market which is helping to keep a balance.

Washington DC, continues to see a small spike in the number of Single Family Homes on the market.  Due mostly to slower home sales in NE and SE Washington DC (The Number of SFH's in NW DC on market is actually on higher by 6 homes) . 


Here are the number of homes on the market including the number of homes that were taken Off (EXPIRED) the market last week. 

 

Washington DC

Single Family:     Actives: 2055 (Up 57 from last week)            Expired: 19          Under Contract: 416 (Up 4 from last week)

Condos:              Actives: 1466 (Up 30 from last week)            Expired: 11          Under Contract: 304 (Down 9 from last week)

 

Arlington County

Single Family:     Actives: 550 (Up 11 from last week)           Expired: 2            Under Contract: 129 (Up 14 from last week)

Condos:              Actives: 557 (Up 18 from last week)          Expired: 5            Under Contract: 107 (Up 4 from last week)

 

Prince Georges County

Single Family:     Actives: 7097 (Up 62 from last week)        Expired: 80           Under Contract: 864 (Down 21 from last week)

Condos:              Actives:  858 (Up 17 from last week)          Expired: 8             Under Contract: 63 (Up 5 from last week)

 

Montgomery County

Single Family:     Actives: 4616 (Down 21 from last week)    Expired: 30           Under Contract: 1013 (Up 34 from last week)

Condos:              Actives: 1440 (Up 47 from last week)          Expired: 11           Under Contract: 259 (Down 3 from last week)

 

It is important to see the number of homes taken "Off" the market.  While many of these homes will return to the marketplace a week or two; seeing a listing "expire" means that the seller and agent thought or expected the home to be sold by now.
