Please Read the Showing Instructions...

Last Saturday; I did me best to stay out of the proverbial Dog House with my loved ones and friends, by not working.  All my current clients were caught up - nothing was going on that needed to happen.  I was even planning on answering the phone as very little as possible.  Unless an offer came in on one of my listings - nothing could not wait 24 hours.

However, I was so unamused when I received two calls from different agents asking if they could show one of my listings.  The listing comments say: "Vacant / Show Anytime / Supra Lockbox".  It seems pretty clear to me?  No where does it say "Call the Listing Agent" or "Call 1st" or "It might be vacant - except for the 100 pound attack dog".  No it says "Vacant" and last time I checked the meaning of anytime meant "ANY TIME".

The first agent I spoke with I said nicely; "Does it not say 'Show Anytime/Vacant'?".  She just replied oh yes; but I was just checking.  Huh?  I am not an idiot - I know how to enter properties into the MLS.

The second agent I spoke with, I may not have been quite as nice with.  When he asked if he could show it - I simply said - Well what does the MLS say?!  He realized quickly how dumb he sounded and thanked me and quickly hung-up.

Now I know some agents love to use Showing Services like CSS or Accu-Show.  I personally hate them.  I have never been impressed with them - and I don't like to add an extra layer to the showing process for the Buyers Agents.  I want the property as easy to show as possible. Of course - it would have allowed me to have a day off without time-wasting phone calls!
