Multiple Offers - How do I do that again? It's been awhile..
Who said the market is dead? In the Popular Dupont Circle neighborhood; a properly-priced condo can get multiple offers.
Dupont Circle is a fantastic location for many. With close proximity to Metro, Restaurants, shopping and the simple fact that for those folks working in many Government Offices or downtown DC businesses; it is a fantastically short commute. (and with $4 a gallon gas - WOW).
There may not be multiple offers in the burbs - where homes are a plenty... in the heart of DC... they are not building more land! Plus the prices of the Super-New constructed condos are at Top Dollar - even in this market.
With only 10 days on the market; I for the 1st time in quite a while - have multiple offers on a listing.
With two offers in hand and perhaps one or two coming Monday morning; how to handle this without scaring buyers away is perhaps a bit tricky.
I believe buyers are a bit weiry when bidding against each other during a "buyers" market. This is gonna be tricky. However many buyers, as of late, have been low-balling so many properties - it's hard to know what will happen.
Whomever the buyer is.... they are still going to get a good deal. They won't be paying the crazy amounts over list price like we had back a few years ago; interest rates are still low; of course the seller would have made more on the sale a couple of years ago - but I think everyone will be pleased in the end.
