DC Market Update 1/14/2008

Current Number of Homes Active and Under Contract:

Here is the breakdown as of January 14th, 2008

As TYPICAL for the couple of weeks after New Years- Home Inventory (Number 'Active') jumped quite a bit; as many of the over 900 "EXPIRED" listings from last week; have re-listed their properties.

Here are the number of homes on the market including the number of homes that were taken Off (EXPIRED) the market last week.

example: Single Family Homes in DC; 73 more on market from last week, but 36 "expired" - in reality 109 new listings came on the market.

Washington DC

Single Family:     Actives: 1639 ( Up 73 from last week)       Expired: 36        Under Contract: 314

Condos:             Actives: 1303 ( Up 53 from last week)       Expired: 22        Under Contract: 297

Arlington County

Single Family:     Actives: 448 (Up 8 from last week)            Expired: 6         Under Contract: 85

Condos:             Actives: 510 (Up 19 from last week)          Expired: 8         Under Contract: 85

Prince Georges County

Single Family:     Actives: 6160 (Up 253 from last week)      Expired: 101      Under Contract: 424

Condos:             Actives:  801  (Up 26 from last week)        Expired: 9         Under Contract: 80

It is important to see the number of homes taken "Off" the market.  While many of these homes will return to the marketplace a week or two; seeing a listing "expire" means that the seller and agent thought or expected the home to be sold by now.
